FNMA 2055 | Exterior Only Appraisal

Also called the Limited Appraisal or Drive By, this report is conducted on a six-page form similar to that of the FNMA 1004, which allows for extensive property information and provides the client with an opinion of value.

This report differs from the 1004 in that an interior inspection will not occur, no rear photo of the subject is taken, and the floor plan sketch will not be provided. This is significant as the appraiser genrally has to make extraordinary assumptions about the condition and quality of the properties improvements. Depending on the availability and reliability of data this can often produce a much different and less accurate opinion of value than the 1004.

The 2055-exterior can however reduce costs and increase efficiency but generally has limited use. A minimum of three comparables are used and an opinion of value is made.
