FNMA 2000 | Field Review Form

Also called the Field Review Form and is used for quality control purposes. This form is requested when a lender wishes to satisfy an underwriting requirement requesting a detailed, field review of a current appraiser's work by another appraiser. The lender will be provided with a predominantly narrative form, which details each section of the appraiser's report and evaluates it for technical competence and, more importantly, accuracy of the final opinion of value. The lender is often provided with several comparables to justify the reviewer's conclusion.

The Enhanced Field Review is similar to the Form 2000 but with a minimum of two additional comparables included. These comparables are provided regardless of whether the reviewer agrees with the original appraised value.
